Investment Insight

We use data-driven insights to support the decision-making process – deal origination and underwriting. We carefully analyze each opportunity to ensure they align with our partner’s risk & return profile, and their cost of capital (IRR).

Further steps include ensuring the asset is essential to its catchment, underpinned by operator profitability (non-NHS EBIDTA). 

Asset Management

Rolling up our sleeves or providing high level strategic support to investors who may lack the in-house resources or expertise needed for healthcare properties.

We offer comprehensive insight from asset-level performance, to tenant-level profitability ensuring each asset is effectively managed and positioned for long-term resilience.

2025

A recovery in development activity

Development activity has been muted and unviable over the last 24-36 months – against this demand has only been escalating, and supply remains inadequate. 

Willington AM will be building resources across both Development and Debt specialities.

Development Advisory

European health systems badly need new development – in the UK 40% of the NHS estate is over 30 years old. The new Labour Government is committed to freeing up hospital beds and moving services into the community.

It is a similar story in the Republic of Ireland which has one of the highest acute bed shortages in Europe. 

We aim to offer our partners end-to-end support on new developments (mainly forward-funding), ensuring each project aligns with regulatory standards and serves the community effectively.

Debt Advisory

We anticipate that there will be an increasing need for clear strategic debt advice given the record levels of investment from 2018 to 2022 across a number of sectors. As an independant platform Willington AM is well placed with a network of specialisted lenders, brokers and other advisors.
